Denmark WA karri-forest beach house

Denmark sits on the south coast of Western Australia between the Southern Ocean and the tall karri forests of the Great Southern — a cool-climate corner of the state better known for pinot, chardonnay and old-growth trees than for beaches, even though it has some of the best in Australia. This three-bedroom, 90 square-metre timber house sits on a bush block within walking distance of both the township and Ocean Beach, and represents the last of the sub-half-million-dollar entry points to a town that has been quietly discovered by tree-changers from Perth.

The home is classic south-west Australian construction: timber frame, weatherboard cladding painted a soft forest green, a corrugated iron roof, and a north-facing verandah that catches the sun on cool winter mornings. Inside there are three bedrooms, one bathroom, an open-plan kitchen-living room warmed by a slow-combustion wood fire, and jarrah floorboards throughout. Solar hot water is already installed and there is space for battery storage. The block is dotted with karri and marri gums, native peppermints and a fenced back garden with room for a veggie patch and a couple of chooks.

Ocean Beach is an 800 metre walk down a bush track. The beach itself is a wide, clean crescent of white sand between two granite headlands, with consistent surf, safe swimming at the western end when the sandbank cooperates, and a lifeguard-patrolled section during the summer school holidays. On the other side of town the Wilson Inlet estuary offers protected flat-water for stand-up paddling, kayaking and fishing for black bream. Whale watching is excellent between June and November when southern rights and humpbacks cruise close inshore.

Denmark township is a five-minute drive with a good IGA, a bakery, a proper independent bookshop, several cafés, a craft brewery and a Sunday market on the town green. Albany's regional hospital, airport and full-service shopping are 55 kilometres east. Foreign purchase rules apply to established Australian dwellings and are best navigated with a local conveyancer, but freehold title and secure tenure make Denmark one of the more straightforward Australian coastal purchases. If you're after cool-climate rain, tall trees, empty beaches and a town that still feels like a town, this is a very rare-under-450k slice of it.
