The Australian coastline, the water and the endless-summer lifestyle

Australia has close to 60,000 kilometres of coastline and something like 10,000 beaches. Most Australians have only seen a fraction of them, which is exactly why cheap beachfront still exists here. Sydney, Byron Bay, Noosa and the Gold Coast are priced like global cities. Go a few hours in almost any direction and you find the same turquoise water, the same squeaky white sand and the same clean surf attached to a town where a beach house costs less than a suburban unit in a capital city.

The water is the headline. Western Australia's Coral Coast is glass-clear over white sand: at Exmouth you swim onto Ningaloo Reef straight from the beach and share the water with whale sharks, manta rays and turtles. Esperance and its Cape Le Grand beaches have the whitest sand in the country and a blue that looks digitally enhanced until you see it in person. Up north, Broome's Cable Beach runs twenty-two kilometres with camels crossing at sunset. On the east, the Whitsundays, the Capricorn Coast and the reef islands sit in warm, calm, protected water all year.

The lifestyle is famously simple and famously outdoors. Early swims, coffee in the surf club, barefoot afternoons and a barbecue in the evening. Fishing is a national religion, and in the cheaper coastal towns half the houses have a tinnie in the driveway and a crab pot in the shed. Surfing, snorkelling, paddleboarding, sailing, kitesurfing at Geraldton and Lancelin, four-wheel-driving to empty beaches, whale migration from June to November on both coasts, and free public barbecues in almost every foreshore park.

Country coastal Australia is also disarmingly friendly. These are small towns built around a bowls club, a bakery, a pub and a footy or cricket ground, where people wave from the ute and newcomers get folded into things quickly if they show up. Add genuinely excellent public healthcare, clean water straight from the tap, safe streets, reliable power and internet, and a legal system where title is beyond question, and much of what you pay a premium for elsewhere simply comes standard.

Seasons vary enormously by latitude, which is really a choice about what kind of summer you want. The tropical north — Broome, Darwin, Cooktown, Bowen — gives you a genuine endless summer: warm ocean twelve months of the year, a dry season of perfect rain-free days from April to October, and a humid, spectacular wet season with stinger nets and lightning storms over the water. The southern coasts — Tasmania, Victoria, South Australia — deliver crisp, brilliant summers, cool clean water, spectacular empty beaches and quiet winters, which is a large part of why they are cheap.

On price, the pattern across our Australian listings is consistent: the further you get from a capital-city airport, the better the value. Fibro shacks and modest three-bedroom houses within a short walk of the sand still trade well under half a million Australian dollars in Streaky Bay, Portland, Bicheno, Kalbarri, Evans Head and Tuross Head. In remote northern towns you can be closer to the water again for the same money. What you trade is proximity to a big hospital, a broad job market and a daily flight.

Two things to plan for before you buy. First, foreign buyers need Foreign Investment Review Board approval, and non-residents are generally restricted to new dwellings or vacant land rather than established houses — Australian citizens, permanent residents and many temporary residents face no such limit, so check your own status early. Second, coastal risk is now priced in: check flood and bushfire overlays, coastal erosion setbacks, cyclone rating in the north, and get an insurance quote before you sign, because premiums in cyclone and flood zones can be the single largest running cost of a cheap Australian beach house.

Get that homework right and the trade is superb: white sand, warm or crisp water at your choice, world-class fishing and surfing, first-world services, and a beachfront address at a price most of the developed world stopped offering decades ago.
