"Beach house" spans a $40,000 timber cabana in Nias and a $2 million Gulf-front build in Florida, so a single average is meaningless. What is useful is knowing what each price band actually buys, and what the total cost of ownership looks like once transaction fees, taxes and salt-air maintenance are included.

Under $50,000
Fixers, village houses and small lots a short walk back from the sand.
$50,000 – $100,000

Closing costs run 4–12% of the purchase price depending on the country: transfer tax or stamp duty (1–8%), notary and registration (0.5–2%), legal fees (1–2%) and agent commission where the buyer pays it. Greece, Spain and Italy sit at the high end; Mexico, Thailand and much of Southeast Asia at the low end.
Annual running costs for a small coastal home typically total 1.5–3% of value: property tax (often surprisingly low outside the US and western Europe), insurance (the big variable — near-zero in the Mediterranean, brutal in hurricane and cyclone belts), utilities, and maintenance. Budget an exterior repaint every 3–5 years, an air conditioner every 5–7, and replace exposed metalwork far sooner than you would inland.
Renovation. Anything under $80,000 should be assumed to need work. A realistic rule in cheap markets is $250–$600 per square metre for a full refresh — roof, wiring, plumbing, bathroom, kitchen, paint — which on a 70 m² house is $17,000–$42,000. Islands and remote coasts sit at the top of that range because materials arrive by boat.
