Brazil has more than seven thousand kilometres of tropical coastline, and the vast majority of it is genuinely cheap. The best value clusters along the Nordeste — the northeast — from Jericoacoara and the wind-blown beaches of Ceará down through Rio Grande do Norte, Pernambuco, Alagoas and Bahia. Small colourful houses one street back from the sand routinely trade for the equivalent of a used family car, especially in fishing villages that haven't yet caught the attention of São Paulo weekenders.

The lifestyle is exactly what draws people back. Warm water twelve months a year, coconut palms leaning over white sand, capoeira on the beach at sunset, the smell of grilled peixe in every corner restaurant, and a live-music culture — forró, samba-reggae, MPB — that turns even a Tuesday night into a party. Towns like Pipa, Praia do Forte, Itacaré, São Miguel dos Milagres, Barra Grande and Trancoso deliver the whole package: swimmable water, walkable centres, cheap fresh food, and communities where foreigners are welcomed as neighbours rather than tourists.

Brazil allows foreign buyers to purchase most property freely — the main exception is coastal 'terrenos de marinha' land within a certain distance of the tide line, which is technically leased from the federal government. A local lawyer handles this without drama. Prices are quoted in reais, and a favourable exchange rate for USD or EUR buyers has quietly made 2024–2026 one of the best entry windows in a generation.

For the water-lover, this is paradise on a budget. Kite-surfing in Jericoacoara and Taíba is world-class, reef snorkelling at Maragogi is nicknamed 'the Brazilian Caribbean,' surf breaks up and down the coast rival Bali, and the calm bays of Bahia are made for kayaking and stand-up paddleboarding. Fishing villages still fish. Sunsets are a communal event. If your budget is modest but your beach dreams are big, Brazil should be at the very top of your list.

Beach House Finder started with a simple, stubborn question: where on earth can a regular person still afford a home by the sea? Every listings site we opened was drowning in resort brochures, million-dollar villas and glossy marketing that seemed to forget most of us don't have a spare seven figures lying around. So we built the opposite. A map. A price. A dream you can actually reach. Our mission is to help you discover the most affordable beach houses in the world — the honest, entry-level ones — and put them all in one place, in your local currency and in USD, so you can compare a bungalow in Thailand against a fisherman's cottage in Portugal in a single glance.

We're obsessed with the tropics for a reason. Warm weather twelve months a year. Water so clear you can count the fish under your feet. Sand that squeaks between your toes. Sunsets that stop conversations. There is a particular kind of peace that comes from living somewhere the ocean is always right there — a two-minute walk, a screen door slam, a barefoot commute to the shoreline. It's the reason people fall in love with places like Bali, Zanzibar, Isla Colón or Koh Lanta and never quite come home the same.

A great beach house isn't really about the walls — it's about what surrounds them. The best coastal towns we've seen share the same DNA: a five-minute walk to swimmable water, a scattering of cafés where the coffee is strong and the wifi is decent, family-run restaurants where a plate of just-caught fish costs less than a supermarket sandwich back home, and a friendly local scene that pulls newcomers in instead of shutting them out. That's the vibe we look for when we curate this map. Not the flashiest addresses — the livable ones. Places where you can genuinely picture yourself unlocking the door, dropping the bags, and going straight for a swim.

And once you're settled, the days write themselves. Snorkelling out to a reef before breakfast. Kayaking through mangroves at low tide. A long swim before the wind picks up, then windsurfing or kite-surfing across a flat lagoon in the afternoon. Fishing off the pier with the neighbours' kids. So where are the world's cheapest beach houses hiding? The answers surprise most people. Thailand — especially the smaller Andaman and Gulf islands like Koh Lanta, Koh Phangan and stretches of the Krabi mainland — still lists teak bungalows well under six figures. The Philippines, with more than seven thousand islands, hides bargains in Palawan, Siargao and Cebu that would be impossible anywhere in the Mediterranean. Vietnam's central coast around Da Nang, Hoi An and Phu Quoc is quietly one of the best value beach markets on the planet. Indonesia beyond the Bali hotspots — think Lombok, Sumbawa, the Gili islands — regularly delivers walk-to-beach homes for less than the deposit on a city apartment back home.

Cross the Pacific and the story continues. Mexico's Pacific and Yucatán coasts have small towns like Puerto Escondido, Mazunte and Xcalak where casitas still trade at pre-Instagram prices. Ecuador's surf coast — Olón, Ayampe, Canoa — is dollar-priced, warm year-round and remarkably cheap. Panama's Bocas del Toro archipelago has waterfront cabins that feel like a private island for the cost of a used car. Brazil's enormous northeast, from Jericoacoara down through Bahia, mixes colourful fishing villages, world-class waves and some of the most inclusive prices in the Atlantic. And don't sleep on Colombia's Caribbean, Nicaragua's southern surf coast, Sri Lanka, coastal Portugal north of Porto, southern Italy's heel, Albania, Zanzibar and the sleepier corners of Greece and Turkey.

Of course, cheap doesn't mean careless. A great beach purchase is the boring stuff done properly: understanding foreign-ownership rules (leaseholds in Thailand and Indonesia, restricted zones in Mexico, straightforward titles in most of Latin America and the Caribbean), budgeting for cyclone or hurricane insurance where relevant, checking flood and erosion history, verifying road and freshwater access, and quietly talking to neighbours before you talk to a lawyer. We surface the listing; you do the diligence. Where we can, we flag the practical stuff — nearest airport, walking distance to sand, town amenities — right on each property page so you can shortlist realistically instead of romantically.

We show every price in the local currency and convert it to USD live, using real exchange rates, so a peso, a rupiah, a real and a baht line up on the same scoreboard.
