Pipa clifftop bungalow

Praia da Pipa is the prettiest stretch of the Rio Grande do Norte coast: red and ochre cliffs dropping into warm green-blue water, Atlantic forest on top, and a string of beaches — Baia dos Golfinhos, Praia do Amor, Madeiro, Sibauma — linked by clifftop paths and reachable on foot at low tide. Spinner dolphins come into the bay most mornings, and sea turtles nest on Madeiro.

The property is a hundred and five square metre bungalow on a quiet lane above the cliffs: two bedrooms, two bathrooms, a big open living-kitchen with folding doors, and a wide timber deck under an old mango tree with a partial ocean view. Cement-tiled floors, wooden shutters, ceiling fans plus air conditioning in the bedrooms, a solar water heater, a rainwater tank and a private garden with a small pool. Four hundred metres to the steps down to the beach and five minutes' walk to the restaurants and bars of Avenida Baia dos Golfinhos.

Pipa is the most internationally minded town on this coast — Brazilian, Argentinian, Italian, French and Portuguese residents, yoga studios, surf schools, good coffee, live music every night in season and a genuine year-round community rather than a summer-only village. Prices are correspondingly higher than the empty coast north of Natal, but so is rental demand: high-season letting is strong from December to March and again in July.

The weather is close to ideal. Rio Grande do Norte gets the most sunshine hours in Brazil, temperatures sit between twenty-five and thirty-two degrees all year, and the wet months from April to July come as short heavy showers rather than grey weeks. The water stays around twenty-seven degrees, and the surf at Praia do Amor works best from March to August.

Buying is standard Brazilian procedure: CPF number, lawyer, matricula search at the cartorio, ITBI transfer tax and registered escritura. Cliff-edge plots need geotechnical care — check setbacks and any erosion history before committing — and confirm the habite-se. Natal international airport is about eighty minutes north with direct flights from Lisbon, Buenos Aires and across Brazil, which makes this an unusually easy long-haul beach house to actually use.
