This 92 square-metre house sits on the Tuross Head peninsula, a village of about 2,000 people wedged between Tuross Lake, Coila Lake and the open Tasman Sea on the far South Coast of New South Wales. Three hundred and fifty metres from the door is One Tree Beach on the lake side — glassy, shallow, safe water where kids and paddleboards spend the whole summer. Tuross Lake behind the house is a huge, clean estuary system famous for flathead, bream and prawns on the run-out tide; there is a boat ramp within a kilometre. Dolphins work the lake entrance most mornings and whales pass close offshore between May and November.

The village itself is small but sufficient: an IGA, a bakery, a chemist, a doctor's surgery, a boat shed, the Tuross Head Country Club with a bistro and 18 holes, and a couple of cafés at the shops. Bigger services are in Moruya (20 minutes north — hospital, high school, regional airport) and Narooma (25 minutes south). Batemans Bay is 45 minutes for full retail.

Moruya Airport, 20 minutes away, runs daily Rex flights to Sydney, which makes this one of the more accessible affordable stretches of the South Coast. Coaches run the Princes Highway; the highway itself is five minutes from the village turn-off, so the town stays quiet without being isolated.

This is a house for people who want water on both sides, a golf course and a bowls club, mild weather, and a South Coast lifestyle with none of the Jervis Bay or Batemans price tag.
