Hopkins Garifuna beach house

Hopkins is a small Garifuna village on Belize's central coast — a single sandy street, wooden houses on stilts, and a strong sense of cultural identity built around drumming, coconut fishing and community. This 85-square-metre timber beach house sits a hundred metres from the sea on the quieter northern end of the village, with a wide screened porch, two bedrooms and two bathrooms.

Construction is traditional Caribbean stilt-frame with vertical hardwood siding, a corrugated roof and shutters. The kitchen is basic but functional; there's a rainwater catchment tank, ceiling fans throughout, and a septic system to modern spec. The lot is fully fenced with mango and papaya trees.

Belize is one of the friendliest places in the region for foreign property buyers — English is the official language, the legal system is British common law, and there are no restrictions on non-national purchases. Closing takes four to eight weeks with a local attorney; stamp duty is 8% on the amount over BZ$20,000.

The Belize Barrier Reef sits just offshore, ten to fifteen minutes by boat. Snorkelling and diving are world-class — this is the second-largest reef system on the planet. Inland, the Mayan Mountains and Cockscomb Basin Jaguar Preserve are an hour's drive. Placencia's Maya Airport (PLJ) and international connections via Belize City (BZE) are two and a half hours.
