Matanzas sits on the O'Higgins coast, and it is one of those Chilean beach towns that still rewards a buyer with a modest budget. Dark-timber cabin above the bay at Matanzas, Chile's kitesurfing capital, two hours from Santiago. The setting is unmistakably Chilean: a cold, clean, hard-working Pacific on one side, dry coastal hills on the other, and a town that keeps going through the winter rather than shuttering the moment summer ends.

The house itself is 62 square metres with 2 bedrooms and 1 bathroom, built the way the coast is built here — a solid frame, a corrugated or tiled roof that handles the weather, and rooms sized for real living rather than for a magazine. Nothing about it is grand, and that is precisely why the price works. Most buyers spend a little on paint, a better stove and some insulation in the first year, then leave the bones exactly as they are.

The beach is a windy crescent bay of golden-grey sand, and the water is cold pacific, reliable afternoon wind, kite and windsurf mecca. It is 250 metres from the front door — close enough that you go down without planning to, which is the whole point of owning a house on the coast. Between the caleta, the plaza and the promenade you can cover most of daily life on foot.

Practically, Chile is one of the most straightforward countries in Latin America to buy in. Foreigners hold freehold title on exactly the same terms as Chileans, with no residency requirement, and the transfer is handled by a notary and registered at the Conservador de Bienes Raíces. Costs run to roughly three per cent of the price all in. Annual contribuciones on a house at this level are small, and utilities, internet and rubbish collection are all normal municipal services.

What you get for the money in Matanzas is a real coastal life rather than a resort one — kitesurfing and windsurfing, surfing at puertecillo, fresh fish off the boats, and neighbours who have been here for generations. Prices along this stretch have been climbing steadily as Santiago buyers look further afield, so the window for entry-level coastal property here is narrower each year.
