The full story
Propriano is a small port town on Corsica's south-west coast, at the head of the sheltered Gulf of Valinco. This 72-square-metre stone cottage sits in the maquis-covered hills above town, with a ten-minute walk down to a quiet sand and pebble cove. It's one of the rare properties on Corsica that still trades under two hundred thousand euros — a reflection of the island's careful zoning rather than any lack of demand.
The cottage is a traditional Corsican bergerie converted to year-round living: thick granite walls, chestnut ceiling beams, a terracotta-tiled roof, and small windows placed for shade. Inside there are two bedrooms, a compact bathroom, and a bright kitchen-diner that opens onto a stone terrace shaded by an old olive tree. Sea views west toward the Gulf of Valinco.
As a French département, Corsica sells property on standard French terms: notaire-managed transactions, standard closing costs (roughly 7–8% of purchase price), and a straightforward buying process for EU and non-EU buyers alike. Financing is available for foreign buyers through French banks.
Propriano itself has a busy summer marina, weekly market, excellent bakeries and a strong Corsican food culture — charcuterie, brocciu cheese, wild boar stew, and Corsican wines from the Sartène region ten minutes inland. Figari airport (FSC) is a one-hour drive with year-round flights to Paris and Nice and seasonal European routes.
