Cherating beach bungalow

Cherating, on the Pahang coast about forty-five minutes north of Kuantan, is where Malaysian beach travel effectively began in the 1970s. It has stayed small: a river mouth, a long curve of sand, a village of chalets and warungs under casuarinas, a turtle sanctuary and, from November to March, the country's most reliable surf.

The house is a ninety-five square metre bungalow set a hundred and fifty metres back from the beach on a quiet lane. Two bedrooms, two bathrooms, an open-plan kitchen and living area with a high pitched ceiling, ceiling fans plus air conditioning, and a covered terrace at the front. Block construction with a tiled roof, a fenced garden with mature palms, mains water and electricity, and space to park two cars.

The village runs at a gentle pace. There are beachfront cafes doing western breakfasts and Malay dinners, a couple of bars, a batik workshop, and a night-time mangrove tour on the river to see the fireflies. The turtle sanctuary releases hatchlings in season and takes volunteers. Kuantan, forty-five minutes south, is a full city with hospitals, hypermarkets, a university and an airport with hourly flights to Kuala Lumpur; the East Coast Expressway puts KL itself around three and a half hours away by car.

East-coast Malaysia has a distinct rhythm — the monsoon arrives around November and brings heavy rain and the surf, then clears into long hot dry months of glassy water. Prices reflect that seasonality and remain very low for beachside property in a country with this level of infrastructure.

Foreigners can buy freehold in Pahang above the state's minimum price threshold, with a straightforward solicitor-led conveyance. For a quiet, affordable, genuinely local beach village within driving distance of a capital city, Cherating is hard to fault.
