Vama Veche beach cabin

Vama Veche is Romania's southernmost coastal village, up against the Bulgarian border, and it has held on to its counter-cultural reputation for decades. Where the Romanian Black Sea coast north of Constanța is dominated by big communist-era resorts, Vama Veche stays small — a couple of sand streets, timber bars, a wide open beach with almost no built development, and a summer soundtrack of live rock, blues and jazz. This 55-square-metre timber cabin is exactly the local vernacular: pine frame, sloping roof, a small covered porch and a fenced garden.

Inside are two small bedrooms, a wet-room bathroom, and an open kitchen-living space with a wood stove. Grid electricity is connected; water comes from the municipal supply. The cabin was built in the early 2010s and has been used as a summer rental with strong seasonal returns.

Romania is in the EU. EU citizens buy property freely on the same terms as Romanians; non-EU buyers can buy buildings directly, and hold land through a Romanian company. Closing takes four to eight weeks through a Romanian notary. Prices on the Romanian coast are among the lowest in the EU.

The beach itself is broad and unlifeguarded, with a long, gentle shelf into warm summer water. Off-season the village is quiet — a handful of year-round bars, fishermen and expats. Mihail Kogălniceanu airport (CND) at Constanța is a one-hour drive with low-cost European connections in summer.
