Mamaia is a sandbar: a strip of land eight kilometres long and at points barely three hundred metres wide, with the Black Sea on the east and the freshwater Siutghiol lake on the west. It is Romania's flagship resort, and Mamaia Nord — the northern end, beyond the old resort core — is where the newer, better-built apartment schemes have gone up over the last fifteen years. This 62-square-metre condo is one of them.
The apartment has two bedrooms, a bathroom, an open living-kitchen area and a balcony facing the sea. It is in a gated complex with a shared pool, landscaped grounds, a lift, secure underground parking and on-site management — the kind of building that makes remote ownership genuinely practical. Construction is post-2015 reinforced concrete with proper insulation and double glazing, so it is comfortable in August heat and usable in winter. Everything is connected to mains services; the monthly service charge is around sixty euros and covers the pool, grounds, security and cleaning.
The sea is eighty metres from the door across a boardwalk. Mamaia's sand is the widest and best-groomed on the Romanian coast, and the northern section is calmer than the club-heavy centre while still having beach clubs within a short walk. On the lake side, a two-minute walk in the other direction, Siutghiol is Romania's main watersports lake: sailing, windsurfing, kitesurfing, wakeboarding and jetskiing all operate from clubs along the shore, and the water is flat when the sea is choppy.
Constanța city begins where the sandbar ends, about fifteen minutes south, which means a full-scale city — hospitals, university, the Old Casino, the archaeology museum, a big port, malls and year-round restaurants — is on the doorstep rather than a day trip. A cable car and a summer tourist tram run the length of Mamaia.
Romania is an EU member state, so EU citizens buy on exactly the same terms as Romanians. Non-EU buyers can own the building outright and hold the land beneath it through a simple Romanian company — a standard, inexpensive structure that local notaries set up routinely. A purchase closes in four to eight weeks and transaction costs are among the lowest in the European Union, typically well under three percent all-in. Property taxes on a coastal home of this size run to a couple of hundred euros a year.
The Black Sea here is warm and swimmable from mid-June to late September, with water temperatures in the mid-twenties through July and August. There is almost no tide, the shelf is long and gentle, and the sand is fine and pale. Shoulder season — May, and especially September — is the local secret: warm water, empty sand and half-price everything.
For an investor, Mamaia Nord is the strongest short-let market in Romania outside Bucharest: nightly rates in July and August are multiples of the shoulder season, the on-site management can handle turnovers, and the complex's pool keeps occupancy up on cloudy days. Mihail Kogălniceanu airport (CND) is a twenty-five-minute drive, with year-round domestic and seasonal European flights.
