Georgetown is South Carolina's third-oldest city, a rice port on Winyah Bay with a Front Street of nineteenth-century brick, a working harbour and enough Spanish moss to make the whole place feel like a film set. Twenty minutes north lies Pawleys Island, where beachfront houses trade in the millions. In Georgetown itself, this three-bedroom lowcountry cottage asks two hundred and fifty-nine thousand.

The house follows the regional formula that works in this climate: raised off the ground, deep roof overhangs, tall windows for cross ventilation, and a screened porch at the back where you will eat most of your summer meals. A hundred and fifteen square metres holds three bedrooms, two bathrooms, an open living-dining room with heart-pine floors, and a kitchen updated within the last decade. Live oaks shade the lot, and the yard has space for a boat, a garden, or both.

The Atlantic is fifteen minutes east by car. Pawleys Island's beach is a wide, firm, kilometres-long strand with modest surf and warm water from May into October; Huntington Beach State Park, a little further on, combines empty sand with one of the best birding boardwalks in the southeast. Closer to home, kayak landings on the Waccamaw and Sampit put you into black-water creeks under cypress within minutes of leaving the dock.

Georgetown has real infrastructure — a regional hospital, supermarkets, schools, a technical college and a genuine downtown with restaurants, galleries and a Saturday market. Myrtle Beach airport is under an hour north; Charleston, with its restaurant scene and international flights, is seventy minutes south. That combination of low prices, real services and two major cities within an hour is unusual on the Atlantic coast.

For buyers, the practicalities are friendly: South Carolina welcomes out-of-state and foreign purchasers, closing is quick, and effective property tax rates on owner-occupied homes are among the lowest in the country. Budget carefully for windstorm and flood insurance, and have any older lowcountry house checked for moisture and termite history under the floor. Do that, and you have a shaded, porched, thoroughly southern beach base at roughly a fifth of the price of the barrier island next door.
