Port Isabel sits at the mainland end of the Queen Isabella Causeway, in the shadow of an 1852 lighthouse, with the Laguna Madre on one side and South Padre Island's fifty kilometres of Gulf beach five minutes away across the water. Island property carries island prices; on the Port Isabel side, this two-bedroom stucco casita asks two hundred and thirty-five thousand dollars.
The casita is built for the subtropics: a single-storey stucco box painted in coastal pastel, a tile roof, deep window reveals and a shaded patio at the back. There is no timber to rot and very little to maintain, which is exactly what you want in a house you may leave empty for months.
South Padre Island is the draw. Its beaches are broad, pale and gently shelving, with warm Gulf water and enough wind on the bay side to make the Laguna Madre one of the best flat-water kiteboarding venues in North America. Fishing charters run for tarpon, snook and offshore species; Sea Turtle Inc. and the birding centre on the island are genuine attractions; and the northern end of the island runs to empty, drivable sand.
Port Isabel itself has an H-E-B supermarket, hardware stores, schools, clinics and a small historic centre around the lighthouse — the practical infrastructure the island lacks. Brownsville's airport is forty minutes away, Harlingen forty-five, and the Mexican border and Matamoros markets are within an hour. The winter Texan population swells from November to March, which supports a rental market for owners who want seasonal income.
The financial case is strong: Texas has no state income tax, purchase costs are low, and non-resident buyers face no restrictions. Property tax rates are high by national standards, so run the annual number before committing, and quote windstorm insurance early — the Gulf coast requires it, and a masonry house on the mainland side prices considerably better than a timber house on the barrier island. Live here and you get island access without island exposure.
