Keansburg bayfront bungalow

There is no cheaper way to own a beach house within an hour of Manhattan than Keansburg. This two-bedroom bungalow, seventy-eight square metres on a small lot two blocks from the Raritan Bay shoreline, asks less than a quarter of a million dollars in a metro area where that number usually buys a studio apartment with no view of anything.

Keansburg is an old-fashioned bay resort town — it has had an amusement pier since 1904 — and it has never gentrified the way the Jersey Shore towns south of Sandy Hook have. The bungalow reflects that history: a single-storey cottage with a low-pitched roof, a screened front porch, vinyl siding over the original clapboard, and a compact plan of two bedrooms, one bathroom, a living room and an eat-in kitchen. Post-Sandy flood remediation raised the utilities and upgraded the electrics, which matters here and should be verified in survey.

The beach is a two-hundred-metre walk. Raritan Bay sand is soft and imported, the water is calm and shallow far out, and the whole shoreline shelves so gently that children can wade for what feels like a hundred metres. A boardwalk runs the length of the town past the fishing pier, the rides and the fried-clam stands, and at dusk the Manhattan skyline lights up on the northern horizon across the water — arguably the single best free view in New Jersey.

Practically, this is a commuter's beach house. The Seastreak ferry from Atlantic Highlands lands at Wall Street in about forty-five minutes; NJ Transit's Coast Line runs from Middletown; the Garden State Parkway is five minutes away. Sandy Hook's ocean beaches and the Henry Hudson bike trail are both close, and Red Bank offers restaurants and nightlife twenty minutes south.

Buyers should go in with clear eyes. Flood insurance is a real annual cost in a FEMA-mapped bay town, and the housing stock is old — expect to budget for windows, roofing and possibly a raised foundation over time. Property taxes in Monmouth County are not trivial. But the arithmetic still works: a mortgage on a house at this price, plus insurance, lands well under what a one-bedroom rental costs across the harbour, and you wake up two blocks from the water.
